Intiland wraps office complex construction

roperty developer PT Intiland Development has completed the first phase in the construction of South Quarter, an integrated business complex project along the Jl. TB Simatupang corridor in South Jakarta.

A topping-off ceremony, held on Sept. 15, marked the completion of the project'€™s construction. On the project site, Intiland has been building various facilities that include offices and retail area.   

Hendro S. Gondokusumo, Intiland president and chief executive officer said the South Quarter project was set to become an integrated complex that accommodated the needs for rapidly growing businesses in Jakarta, especially along the Jalan TB Simatupang corridor. The area is a favorite for many multinational companies and large-scale national companies from various industries, including oil and gas, mining and banking.

'€œBig companies need high standard office space, which conforms to their business activities and their reputation. They need a comfortable environment and work space conducive to boosting their productivity,'€ he added.

Standing in an area of 7.2 hectares in a prime area between Pondok Indah and Fatmawati, South Quarter has direct access to the toll road to Soekarno-Hatta International Airport and the projected mass rapid transportation (MRT) route.

For the first phase, Intiland developed three towers of 20 stories with more than 123,000 square meters of floor space in a 4.4-hectare site. South Quarter is also equipped with supporting retail facilities in a dome-shaped building with 12,500 square meters of floor space. The facility provides the needs for F&B outlets, and it is also fit for business interaction. The project is slated to be complete and become operational in the second quarter of 2015.

Offering floor space of up to 2,200 square meters, South Quarter is one of the office buildings on TB Simatupang with the biggest floor space.

Of the three towers built, two of them have already been launched for sales or for lease. As of August this year, Intiland reports it has sold 75 percent of strata title office space and leased 53 percent of retail space.

Tenants'€”who have bought or rented office space'€”are on the whole multinational companies coming from various industries: oil and gas, banking, retail and transportation, among others.
 
Sustainable development

Design-wise, the placement of South Quarter building takes into account the position of the sun and the application of louver (lattices). This can reduce the heat entering the building, while maintaining maximum natural lighting, which saves energy and electricity on air-conditioning. Aesthetically, the louver creates a unique façade inspired by Indonesia'€™s traditional rattan weave basket.

The project adopts the principles of sustainable development, with the aim of benefiting not only the tenants but also the environment. Intiland worked closely with Tom Wright, an architect whose portfolio includes the Burj Al Arab Hotel, the iconic masterpiece of modern architecture in Dubai. He designed Regatta, another Intiland project in Pantai Mutiara, Jakarta.

'€œWe want to integrate the principle of environmental friendliness with good design. We want to come up with a pleasant work space which gives optimum benefit to tenants,'€ Hendro explained.
