Country Garden develops green and smart living through Sky House BSD+ project

A township built under the green building concept has become popular over the last several years. It allows residents to embrace green living, which offers health benefits through, for example, space for physical activity and social interaction.

With today’s increasingly digitalized world driven by the Internet of Things (IoT), world-class real estate developers continue to innovate through their property projects to cater to the needs of residents, from modern and A-class clientele, including expatriate communities in Greater Jakarta. The desired safe, healthy, convenient and comfortable lifestyle cover both green or eco and smart aspects.

It is no wonder that eco and smart living has become a trend and is predicted to continue in the future.

Country Garden, one of the world’s leading real estate developers, recently announced its first presence in Indonesia and the unveiling of SKY HOUSE Exhibition Center in UOB, on Jl Thamrin, Jakarta.

Hong Kong stock exchange-listed Country Garden, which has a global presence, has come to Indonesia and, along with its long-term and strategic partner, Sinarmas Land, are developing property in the country.

Country Garden Indonesia’s marketing director Jeffrey Lei said in his opening address that SKY HOUSE BSD+, located in the heart of Central Business District in BSD City, would be Country Garden’s first residential property project to be built in Indonesia that caters to modern lifestyle needs, following three years of market research in the country.

BSD, a self-sustained township, has been chosen as the grounds for the SKY HOUSE BSD+ project series, largely because BSD is a well planned community, with an integrated infrastructure and transportation system as well as public facilities, according to Country Garden Indonesia’s sales & marketing department marketing manager Aruna Hidayat. The residents of BSD have easy access to the Soekarno-Hatta International Airport (via JORR toll road). They also have access to toll gates: Tangerang – Jakarta and Serang – Ulujami.

“Serpong – Balaraja toll road is now under construction,” said Aruna in his joint presentation on SKY HOUSE BSD+ project with the developer’s marketing manager, Anuar Ngadimo.

BSD is developed on 6,000 hectares in Tangerang, southwest of Jakarta. Township elements such as residential and commercial buildings have been developed since 1989.

Aside from the integrated transportation network, BSD attracts international communities because the city is surrounded by massive infrastructure and public facilities such as office buildings, hotels, exhibition centers, international schools, hospitals and entertainment venues.

Singapore Living

SKY HOUSE BSD+ brings the concept of Singapore Living to BSD City, which emphasizes the elements of nature, scenery, architecture, entertainment and international community that make you feel the life in Singapore.

SKY HOUSE BSD+ introduces Singapore’s strengths related to property development, including innovative building technology, integrated intelligent system, stunning landscape, professional management team and international community culture.

Of the BSD’s 6,000-ha, 1.4-ha has been developed and “now we enter the second phase of development and they [BSD] are confident about our project in BSD,” said Aruna.

Country Garden will introduce a seven-layered garden landscape in the first project. The garden landscape, designed by landscape expert Liang Guokun —, is one of Country Garden’s hallmarks.

“SKY HOUSE BSD+ will have a garden covering 4.6-ha and the 1.7 ha Sky Garden. While BSD itself has 400-ha of green areas and city parks,” he said.

Under the self-sustained township concept, there are always three major things: live, work and play and “Country Gardens comes to support these three things,” Aruna said.

The residents of SKY HOUSE BSD+ are supported by five hospitals and all are within reach.

Also, BSD City is home to well-equipped buildings where top companies operate, including Unilever, Sinarmas Land Plaza, BSD Green Office, Mandiri Tower, Thamrin Nine and BCA.

The residents of SKY HOUSE BSD+ will also savior smart lifestyle as supporting high technology will be utilized in the residence and its surrounding area. iCloud intercom system, smart access control system, car palate recognition and free public WIFI are on the list of high tech to be applied in the residence.

“Our project is flanked by AEON Mall and a digital hub. Several technology companies such as Apple Inc, Huawei and my My Republic have confirmed their intention to enter the digital hub, signifying the expected rising number of customers or renters when the apartment project is completed,” said Anuar.

For children’s education, BSD is home to world-class education institutions, including JNY, Sinarmas world academy, Prasetya Mulya University, International University Liaison Indonesia, Ipeka International, Atma Jaya, Apple Tree, Stella Maris and Santa Ursula BSD.

Other facilities include a children’s playground, 1.2 -km jogging track, yoga venue, badminton and tennis courts, tropical gardens, 1,600-square-meter adult pool 500-sq m kid pool, indoor and outdoor gym.

SKY HOUSE BSD+ will comprise 12 residential towers, which include a Studio (20 sq m), 2 Bedroom (46 sq m), 3 Bedroom (66 sq m), 3 + 1 Bedroom (85 sq m), 3 + 1 Bedroom (111 sq m).

“What makes our project different from others is that one tower is for one similar type of unit. For example, one tower special for 20 sq m, another for one bedroom type, another one for two-bedroom type, etc, making it more efficient, which can speed up the building process” Aruna said.

“Our 25 years of experience in property has allowed us to know what customers really need, not what they want,” said Anuar.

Country Garden also considers reducing cost to make the products affordable by partnering with several companies so that “we can sell more products to the market,” he said.

Exhibition Center

The Nov.13 Country Garden media conference also saw SKY HOUSE Jeffrey, along with The Jakarta Post GM Sales Sanrais Ramadhan B, representing media, pouring champagne, marking the opening of SKY HOUSE Exhibition Center, located on Thamrin Nine Complex, on Jl M.H. Thamrin, Jakarta.

The exhibition center is open to the public. “Real estate talents and professionals can use it for a meeting, seminar or just sharing experience. The center also serves as a community center,” Anuar said.
