hen you are about to sell a house or another property unit, the first thing you need to think about is whether you want to hire a property agent or sell the house without any middleman.

Some people opt for selling their property without the help of a middleman because it allows them to keep all the revenue for themselves, not having to allocate money to pay for the agent. If you use an agent, you have to pay them between 2 percent and 8 percent of the money you get from selling your property. Sometimes, an agent’s fee can be even higher.

For a number of reasons selling a house without an agent or middleman does not always work for everyone. Lacking the skill to negotiate prices is one of them. It is, unfortunately, the most important part in selling a house or any type of property, as well as how you describe what you are trying to sell along with its strengths and weaknesses.

Negotiation skills, fortunately, are something that can be learned and acquired. This is why online property portal Lifull.ID, has recently listed four methods you can use in order to sell your property successfully.

1. Determine the right price for your property

In order to do this successfully, you need to check the prices of property in the area you live in and compare them with your house specifications. You need to check prices in a detailed way, although you do not need to go to homes that are identical to the one you live in. You just need to find ones that are similar in terms of building age, structure and measure in order to come up with a realistic price.

You should never think of going against the market price, except when you can find a big and significant difference boasted by your house when compared to the typical houses sold in the marketplace. If you set the price too high, it will be difficult for you to get buyers. This, however, should not prompt you to set the price too low because it can create losses for you.

2. Make your home ready for use

After setting the right price, then you need to make your home look attractive for prospective buyers. One simple way to achieve that is by making your home ready for use by, for example, painting the walls or simply cleaning every corner of the rooms.

3. Plan for home marketing

Now, once you make your home ready for use, you need to prepare some marketing strategies to sell it. You need to let people know that you intend to sell the house by making use of various social media platforms like Facebook, Twitter and many more. You can also place a notification board in front of your house.

Aside from that, you can also make use of an online property portal such as Lifull.ID, It provides information on for-sale properties in Indonesia and has effective and efficient property search features on its platform. You can advertise your home or other types of property for free through the website by just uploading pictures of it with descriptions of the property’s details so that home seekers can get the sense of what you have to offer and whether your property is the best fit for them.

4. Learn from each prospective buyers who come into your home

After marketing your home, you have to prepare yourself to greet prospective buyers. You need to present yourself as a friendly, polite and knowledgeable seller. As a beginner in property sales, it might take a while for you before you can eventually book a deal with a buyer, so it is good for you to learn from the mistakes that you might have made in dealing with your first prospective buyers, and then set a better strategy when you are about to meet new prospective buyers.
