As Indonesia moves forward from the pandemic, one thing has become clear: convenience is a luxury.
Many workforce participants would most certainly agree, doubly so considering various aspects of working in the office. Employees may consider a headache-free commute to be a priority, while others might enjoy easy access to popular entertainment spots and a wide range of dining options.
Meanwhile, office management will likely take a look at overhead costs and capitalize on the best bang for their buck, while some may be willing to pay a premium for a prestigious location and high-end services.
For those who want everything, serviced offices may offer an alternative solution to a regular office lease.
Like its name implies, a serviced office is an office space that is fully managed and operated by a service provider, equipped with facilities a regular office might need. These typically range from a dedicated front-desk reception and IT support to other essentials such as projectors, photocopiers and a steady supply of caffeine.
A serviced office may provide a better alternative for companies keen to move quickly into the space, as the facilities are already provided, whereas leasing a regular office space usually only offers space, necessitating management to purchase equipment and hire additional staff.
According to Pace Office managing director Rosalin Mayapada, the modern serviced office also offers a flexible working space, designed to accommodate current working habits such as hybrid working.
“What a flexible working space means is that a space can accommodate the client’s needs, such as combining two rooms into one larger room. On the other hand, the flexibility also extends to the rent, where companies can rent for one month and extend as they see fit,” Rosalin said.
At Pace Offices, clients can also rent according to their situation. During the pandemic, a company may downsize to a smaller room for efficiency, and then move up to a larger room as employees start returning to work.
Pace offers private offices as well as virtual offices and meeting facilities, equipped with amenities such as dedicated telephone numbers and high-speed internet as well as supporting staff including cleaning service, receptionist and 24-hour security.
Located at Sentral Senayan II in Senayan, Central Jakarta, Pace Office is easily reachable by public transportation including the MRT and TransJakarta buses, while those with private vehicles will benefit from easier access, as the complex is not situated in an odd-even policy area.
“The private offices can accommodate up to 15 people in one section, while the rent contract starts from one month up to a year. In fact, 60 percent of our clients have been with us for more than two years,” Rosalin said.
While serviced offices are nearly like co-working spaces, Rosalin noted that co-working spaces highlight collaboration as their main appeal, offering an open space and opportunities for collaboration with others sharing the space.
Serviced offices, she continues, offer more privacy while also targeting a different segment of the market. Startups may gravitate toward co-working spaces, while serviced offices may appeal to established companies who value their privacy while also benefiting from a complete service package to better focus on their business.
The Pace Office hosts a number of companies, from multinationals looking to establish themselves in the Indonesian market to well-established local companies requiring a base of operation. The activities of our client base are also rather varied, including manufacturing, energy and insurance to name a few.
According to Rosalin, serviced offices may incur a higher monthly rental fee, but office buildings require tenants to shell out a higher capital cost to finance amenities from office fit-out, communications and construction to hiring the support staff that that would ordinarily be provided by Pace Serviced offices.
“Serviced offices offer a more calculated cost, with the fixed cost being the monthly rental, so they can just move in and start working.” Good to go.
