High-rise housing still a hard sell in Jakarta, says JLL

Cumulative sales in high-rise condos stood at just 56 percent last year in a continuation of a decade-long downward trend, while new launches remained subdued in a lackluster market.

ales performance in Jakarta’s high-rise housing market has been subdued amid a challenging environment and stagnant prices as consumers maintain a strong preference for landed housing, according to leading real estate consultancies.

The latest research from Jones Lang LaSalle (JLL) Indonesia shows that landed housing in Greater Jakarta last year recorded an 88 percent cumulative sales rate, which measures how quickly a project is absorbed by the market. During the same period, the condominium sector lagged far behind at only 56 percent.

Meanwhile, the Jakarta condominium market experienced a typical slowdown in the last quarter of 2025, when sales declined from the third quarter to reach the year’s lowest level.

James Taylor, head of research at JLL Indonesia, explained on Thursday at a press briefing in Jakarta that new condominium launches and sales in the capital had followed a downward trend over the past 10 years.

“We didn’t see any new launches and sales decreased quarter-on-quarter [qoq]. So it’s a somewhat challenging market for condominiums. Prices were essentially flat for the same period, and 2025 was no exception,” he said.

Only one new residential high-rise project launched in the third quarter last year, the JLL report showed, as developers continued to focus their efforts on selling existing stock rather than launching new projects.
