View all search resultshe national property market showed a positive trend in Q2 2025, with data from Indonesia Property Watch (IPW) recording that the housing sector grew by 7.8 percent during the period compared to the previous quarter, driven by increasing demand for housing in buffer zones. Housing in the price range of Rp 1 billion (US$59,917) to Rp 2.5 billion is most sought after by consumers, particularly young people and new families seeking functional design, comfortable surroundings and long-term investment value.
In line with this positive trend, Sinar Mas Land has launched the IZZI cluster in the western part of BSD City, an area now known as a “sunrise” area due to its rapid development of infrastructure and facilities.
Embracing the "Easy and Smart Living" concept, the IZZI cluster is designed to support a dynamic, efficient and practical urban lifestyle, emphasizing a balance between architectural design, spatial function and comfort. The IZZI cluster offers two unit types designed to optimize space and natural lighting: Type 5 with a land area of 55 square meters and a building area of 80 sq m, and Type 6 with a land area of 72 sq m and a building area of 99 sq m.
Kelvin Bryant Suhendra, vice president of residential at BSD Sinar Mas Land, said the company strives to provide property products that are relevant to market dynamics and community needs.
“We see the property segment starting from Rp 1.4 billion as the main driver of the current property market. Through the IZZI cluster, we are presenting residences with modern designs, efficient spatial layouts and facilities that support the daily lives of active urban residents,” he said.
Each IZZI cluster unit features an efficient, integrated layout between the living room, dining room and kitchen, creating a warm and spacious atmosphere.
Each room features large glass openings to maximize natural lighting and healthy air circulation. The master bedroom and children's room are located on the second floor to maintain occupant privacy, while Type 6 units feature a guest room on the ground floor, which can be flexibly used by parents, family members or overnight guests.
The cluster also features a variety of communal facilities that support a balance between activity and relaxation, such as EV charging stations, a jogging track, a public playground and a Zen garden.
Strategically located in West BSD City, the IZZI cluster is situated close to shopping and entertainment centers such as Eastvara, GrandLucky Superstore, The Barn, QBig, AEON Mall, The Breeze and even traditional markets with a modern feel like Pasar Modern Intermoda. This area also offers easy access to various educational facilities, from kindergarten to national and international universities, such as Genesis School, IPEKA, Jakarta Nanyang School, Sinarmas World Academy, Prasetiya Mulya University, Atma Jaya University and Monash University. Healthcare facilities include Eka Hospital and the soon-to-be-open Mitra Keluarga Hospital.
In addition IZZI has direct access to several major toll roads, including the Serpong-Balaraja Toll Road Sections 1A and 1B, the Jakarta-Merak Toll Road (Kebon Jeruk Toll Road), the Serpong-Cinere Toll Road, and the Jakarta-Serpong Toll Road, which is integrated with the JORR 1 Toll Road and the JORR 2 Toll Road (Soekarno-Hatta Airport - Kunciran - Serpong - Cinere - Cimanggis - Cibitung - Cilincing), the Japek Toll Road and the Jagorawi Toll Road. Residents are also facilitated with various modes of public transportation such as the Commuter Line train (Cisauk Station in the BSD City Intermoda Area), feeder buses (from/to Harmoni, Mangga Dua, Pasar Baru, Ratu Plaza Senayan and Kota Wisata Cibubur) as well as an airport shuttle service to Soekarno-Hatta International Airport.
